A developer (fictional) wishes to erect nine (9) town-houses in a suburb located in the City of Proper Land. The developer  has  lodged  a DA  with Proper  Land  Council  which  includes  a  set  of  seven  (7)  plans,  sections  and elevations numbered, DWG 01 to 07 inclusively.  

On first inspection you have a fairly reasonable suspicion that the proposal will not comply with the City of Proper Land Council’s Development Control Plan (DCP) for multiple dwellings.  

Task

Your specific task is to check if the DA (DWG 01 to 07) complies with a summarised version of the City of Proper Land council’s DCP for Multiple Dwellings.  

These documents are available in the vUWS site.  

In order to complete this assignment, you need to have a thorough understanding of both the plans and elevations and the requirements of the DCP. 

More specifically, you should print out the plans and elevations in the correct scale1 as shown on the drawings i.e. 1:100, 1:200 or view them on a large computer screen. This will enable you to view the finer details within the drawings. You will need to find inconsistencies within the plans and elevations compared to the requirements of the DCP.

For example, on page 6 of 25 of the DCP, D2.5 Height, D2.5.1 Floor to Ceiling Heights, it states the following: 

  • The minimum floor to ceiling height is 2.7 metres.                                                    
  • The maximum floor to ceiling height is 3 metres on the ground floor and 2.7 metres for upper floor areas.  

You now have to find the floor to ceiling heights in the plans, elevations and sections to see if the measurements of the floor to ceiling heights comply or not comply with the above noted requirements of the DCP.
